Quick answer
What is in the GTA 6 Miami Beach permit?
Rockstar's agency has applied for a Miami Beach permit to build a GTA 6 Vice Beach sign, paint Muscle Beach pink, brand a lifeguard stand and turn the closed W South Beach into a Y Hotel. The plans put work from 26 October and a launch on 1 November. The permit is not issued yet, and nothing is installed.
The W South Beach is closed for renovation. Rockstar's agency has now signed up to rent its front for Vice City, on paper at least.
Amplify Marketing, the agency acting for Rockstar Games, filed a Special Event Permit called GTA Rollout with the City of Miami Beach at 5.10pm UK time on 21 October. The permit record still shows as Applied on the city's portal, as of 12.26am UK time on 23 October. GTAVice and iGrandTheftAuto reported the documents first. We checked the permit record on the portal.
When will the GTA 6 Vice Beach sign go up?
Work is planned from Monday 26 October, with everything due to go live on Sunday 1 November, according to the plans filed with the permit. The permit's own load in field starts on 28 October instead.
| Site | Address | Planned work | Planned dates (all live 1 November) |
|---|---|---|---|
| Vice Beach sign | 1130 Ocean Drive, Lummus Park | Pink metal letters on a steel base | From 26 October, removal 1 to 15 January |
| Muscle Beach | 873 Ocean Drive | Pink epoxy on the gear, Vice Beach decals | Nights from 26 October, repaint 1 to 15 January |
| Lifeguard stand | Lummus Park | Branded paint and a VI decal | Live 1 November |
| Y Hotel | 2201 Collins Avenue | Facade banner, Y replaces the spa terrace W | 29 to 31 October, down by 31 December |
How big is the GTA 6 Vice Beach sign?
The sign measures about 34 feet 5 inches across its base and about 6 feet 11 inches tall, according to an engineering review. The steel base weighs 3,200 to 3,400 pounds and the letters 2,200 to 2,400 pounds, roughly 2.5 tonnes in all.
Entertainment Engineering Consultants stamped the review on 13 October. Its high wind plan clears the area when winds are expected to exceed 67mph.
Crews plan to paint the Muscle Beach workout equipment pink every night from 26 to 31 October, between 6pm and 3am ET, leaving the handlebars bare.
What is the GTA 6 Y Hotel?
The Y Hotel is the planned GTA 6 makeover of W South Beach, with a stylised Y replacing the W logo on its spa terrace. A facade banner about 80 feet tall in three panels would carry the name Y Hotel Vice City on the production proof.
Installation is planned for 29 to 31 October with an 80 ton crane, closing 100 feet of lane and pavement on Collins Avenue.
The hotel is closed. W South Beach was due to close on 20 August, the Miami Herald reported in July, and owner Reuben Brothers is turning it into Waldorf Astoria Miami Beach. Hilton says the hotel will relaunch in winter 2027.
How much is Rockstar paying for the Y Hotel?
The fee is $650,000, according to the agreement filed with the permit and first reported by GTAVice. It covers the facade banner, the Y and a beach activation in front of the hotel, separate from the Vice Beach sign in Lummus Park. Amplify signed on behalf of Rockstar Games on 16 October, and the owner, 2201 Collins Propco LLC, on 19 October.
| Payment | Amount | Due |
|---|---|---|
| First payment | $325,000 | On installation |
| Second payment | $260,000 | 20 November, the day after launch |
| Final payment | $65,000 | 31 December, the end of the promotion |
The fee shrinks if the city says no. It drops by $300,000 if the facade signage is refused, $150,000 for the Y logo and $200,000 for the beach activation.
Everything has to come down by 31 December. From 7 January the owner can charge $10,000 a day, capped at $300,000.
Is the GTA 6 Miami Beach permit approved?
No, the permit is still pending and nothing has been installed. No photos of work had appeared on X as of 12.30am UK time on 23 October.
Under the 15 October city agreement, as GTAVice reads it, Rockstar can walk away by 5 November and get $75,000 back if permits are not in place by 1 November. The filing went in 11 days before that date. Nothing in the file points to a problem.
What has changed since the 15 October agreement?
The lifeguard stand is now in the filing. The Lincoln Road VI sculpture is not part of this permit, and GTAVice reported that the earlier agreement left that permit to the Lincoln Road business district.
The new filings do not mention the Art Week cover up from 29 November to 6 December, which the city agreement requires according to GTAVice. GTAVice reports a Muscle Beach restoration from 27 January to 11 February. The city files say 1 to 15 January.
If you are in South Beach from 26 October, watch the lawn near 11th Street and Ocean Drive. Our Miami Beach deal report covers the city contract, and the umbrella story and downtown banner show what is already up.
